Lot Improvement Request

THAT the Body Corporate approve for the Owner of Lot to install within the Lot subject to the following conditions:

That the improvement and its installation is the full responsibility of the Lot Owner including all costs;
That all future repairs and maintenance on the improvement and its supporting fixtures and fittings are to remain the full responsibility of the Lot Owner;
That a suitably qualified contractor be engaged to complete the installation;
That should any common property be damaged during the installation or during future maintenance, the Lot Owner is responsible to rectify the damage;
Should the improvement disrupt the peaceful enjoyment of another Lot at the complex, it is to be removed at the cost of the Lot Owner;
Should the improvement breach any of the Body Corporate By-Laws, it is to be removed at the cost of the Lot Owner;

THAT the Body Corporate approve the Owner of Lot to install Air-Conditioner to the of the lot as per the following conditions;

That the Air-Conditioning unit installation is the full responsibility of the Lot Owner including all costs;
That all future repairs and maintenance on the unit and supporting equipment i.e. condensation drain remain the full responsibility of the Lot Owner;
That a suitably qualified contractor be engaged to install the unit;
That should any common property be damaged during the installation or during future maintenance of the unit the Lot Owner is responsible to rectify the damage;
Should the Air-Conditioning unit disrupt the peaceful enjoyment of another lot at the complex the unit be removed at the cost of the Lot Owner;
Should the Air-Conditioning unit breach any of the Body Corporate By-Laws the unit be removed at the cost of the Lot Owner;
The Air-Conditioning unit is to meet all Work Health and Safety and City Council regulations as to noise emission and distances from boundaries; and
That the Air-Conditioning condensation drain to be plumbed to the nearest storm water drain.

Antenna Details

Hard Flooring Request

Submitted by Owner:

THAT the Body Corporate approve the Owner of Lot to install flooring to the of the Lot on the following conditions-

Upon completion of the works, the floor shall be tested to ensure that, unless otherwise specified in the Body Corporate by-laws, the minimum FIIC requirement has been met;
Any test certificate must be submitted to the Body Corporate Committee within 10 days of the test, showing compliance with the defined limit;
Where the FIIC of the completed work is lower (i.e. lower performance) than that described the owner must, within a reasonable time and at its own cost, either remove the flooring or undertake any necessary procedures/additional work to ensure compliance with the Body Corporate Committee requirements. All the provisions of this By-law will once again apply;
That the flooring installation is the full responsibility of the Lot Owner including all costs;
That all future repairs and maintenance on the flooring and supporting equipment i.e. underlay remain the full responsibility of the Lot Owner;
That a suitably qualified contractor be engaged to install the flooring;
That should any common property be damaged during the installation or during future maintenance of the flooring the Lot Owner is responsible to rectify the damage;
That all works must be completed between 8:00am to 4:00pm Monday to Friday, excluding Public Holidays;
The owner is to liaise with the onsite Building Managers (where applicable) to discuss access to the scheme by the owners contractors and discuss any other requirements of the Building; and
The Lot Owner is responsible for the removal of all trade waste and materials from scheme land. No waste is to be left on the property, including in shared bins located on common property.

Solar Panel Request

THAT the Body Corporate approve the owner of Lot to install roof mounted solar panels to the subject to the following conditions; 1. The solar panels and ancillaries are to be:

Situated on the roof above the Lot and within the boundaries of the Lot.
Positioned in such a way as not to cause glare which will effect in any way another unit or common property.
Installed parallel with the roof pitch, as close as practical to the existing roof sheeting (not to exceed 100mm) and taking reference to Clause b above.
Installed with all ancillary items and equipment within the bounds of the respective Lot.
Installed by a professional solar panel installer with all costs of installation, repairs and on-going maintenance to be borne by the Lot Owner.
The Lot Owner will be responsible for all costs for the installation, ongoing regular maintenance and repairs of the panels.
The Lot Owner will be responsible for all repair costs should common property be damaged during the installation of the panels.
That should the Body Corporate elect to carryout maintenance or remedial works to the common property building structure, upon written request from the Body Corporate the Lot Owner will remove and replace the solar panels and ancillaries at the Lot Owner expense.
The Lot Owner will make good all common property structures to its original condition upon removal of the solar panels and ancillaries.
